I am thankful for my early Christmas present (a real buyer!)

Riding.  Looking.  More looking.  More riding.  Stopping for lunch.  More driving.  More questions than my brain can process from my buyers.  Overcoming objections slowly. 


This was my life for the past two days.


Thankfully, it resulted in us submitting an offer this evening!


Their current home is already under contract in Michigan (this happened before I knew them, so I didn't have a chance to refer them to a good agent).  Check.


They have a huge down payment.  Check.


They have zero debt.  Check.


They have essentially perfect credit (over 800 FICO scores).  Check.


They are the parents of a friend of mine from church.  Awesome.


Perhaps best of all, they are hoping to close before Christmas!  We wrote the contract to close on the 22nd, which is certainly fine with me.  When I was speaking with them originally, I thought it might happen by the early spring, then the timeline was accelerated rapidly after their other home went "pending".  They wanted to make sure that someone was available to meet with them for at least four of the days of their visit, and I got this lined up so that they would feel secure.  However, I also told them that I thought we could accomplish their home-finding mission in two days' time.  I guess 12 years of experience have given me a pretty good gut feeling about this by now.


I am pretty tired now, and I have some important TV watching to catch up on (kidding - although I do want to see the latest "Heroes" and the "24" movie that I missed from Sunday).
