Davenport Ranch in west Austin - Market Overview - January through June 2008

Davenport Ranch is a terrific neighborhood located in the hills of west Austin, just off of 360 (Capital of Texas Highway) near Westlake Drive.  It is in the prestigious and acclaimed Eanes school district.  Having worked in the Westlake area for my entire real estate career, I have grown pretty familiar with this neighborhood, having listed and sold a handful of homes, as well as sold a few to my buyer clients.

Located very near Lake Austin and the prestigious Austin Country Club, Davenport Ranch is also convenient to downtown (probably 15 minutes or so without traffic). 

Currently, there are 24 homes available on the MLS in Davenport Ranch, with an average asking price of $1,651,371.  The average square footage for these homes is 5,162, for an average price per square foot of $288.96.  These figures include seven homes priced at over $2 million, with one home listed at $4.29 million currently.

Over the past six months, there were 13 sales closed within Davenport Ranch.  The average listing price was $808,808 and the average sales price was $784,469.  This means that homes sold for approximately 97% of the list price.  The average number of days on the market was 72, which is below the average for the Austin market right now.  The square footage of the homes sold averaged 3,535, and the price per square foot for the sales was $215.
